Is this the right survey for you?
- Built after 1900 and conventionally constructed in brick, block or stone
- In reasonable condition for its age, and lived in until recently
- Not extended, converted or structurally altered
- Nothing significant flagged by the agent, your lender or your own viewing
- You want the condition rated and the significant repairs priced
What a Level 2 doesn't do
- — Carpets, furniture and stored belongings are not lifted or moved
- — Services are not tested — no pressure tests, no electrical testing
- — Concealed areas behind finishes are not opened up; that is Level 3 territory
- — Repairs are priced as indicative ranges, not as builder's quotations
What's inspected
- Roof coverings, ridges, chimneys and rainwater goods
- Roof space from the hatch, including insulation and timbers on view
- External walls, pointing, render and damp-proof course
- Windows, doors and external joinery
- Floors, ceilings and internal walls on view
- Kitchens and bathrooms, including visible sealing and ventilation
- Heating system and boiler, visually
- Electrical installation, visually, with age and condition noted
- Drainage: inspection chambers lifted where accessible
- Garages, outbuildings and boundary walls
- Grounds, drives, paths and ground levels against the house
- Flats: the parts of the building and grounds reasonably visible
How long it takes
Day 0
You book and pay the fixed fee, and we contact the agent for access.
Day 2–5
The inspection takes place, usually two to three hours on site.

Your report arrives, then the surveyor calls to talk it through.
