Step 01

Get a price

Enter the postcode, the price you are paying and the survey level. The fee appears straight away and it is fixed. Nothing is added afterwards, and nothing is charged until you decide to book.

Step 02

Book a date

Tell us the dates that work and we contact the agent or the seller for access. Most inspections happen within two to five working days. If access slips, we tell you the same day.

Step 03

Inspection

A RICS surveyor works through the house: roof and chimneys, the roof space, walls outside and in, windows, floors, kitchens and bathrooms, heating, electrics, drainage and the grounds. Two to three hours for a Level 2, three to five for a Level 3.

Report and a call to talk it through

Your report arrives within five working days, every element rated green, amber or red, significant repairs costed. Then the surveyor phones you, so you can ask what it means for your purchase.

Booked at a time that suits you, with the surveyor who inspected the house. Ask anything, including the questions you think are silly.

Making sense of the findings

We separate what needs doing now from what can wait a decade, and tell you which items need a specialist to price properly.

Renegotiation guidance

Where the findings justify it, we explain what to send the agent and how to frame it, so the conversation stays factual.
